Without getting into much personal information (in some eyes I may have already crossed it), Brian's reported purchase of a property in Surrey made me wonder if it was funded by the sale of the Kensington house, and it appears that he did indeed sell it last year.
I'm assuming he's sold the Windlesham fire risk as well, otherwise he'd have two Surrey estates, which seems more than enough for anyone!
Slightly randomly, a property on the same street in Kensington was also recently for sale, and the photos included a couple of guitars and a Barcelona box set - I assume this is a conicidence.

Unsurprisingly, the first thing the new owners in Kensington want to do is extend the lower ground floor. Do we think Brian put a covenant in the deeds to prevent additional digging out?

We can obviously only speculate, but as you say, I doubt he'd want two Surrey estates. One of his previous homes was a fire risk, and wasn't it the Kensington pad that got flooded not so long ago? I'd guess he was perhaps glad to get shot of both of them, and hopefully he'll have better luck with this one. Presumably he's got room for a studio and all the old Queen tapes in the new house! Does seem a big place for just the two of them though.

(It's about a 2m horizontal extension to the back of the lower ground and ground floors, from looking at the plan)

Then again, I guess that might be the intended use.

As a curiosity, I wonder what sort of fixtures and fittings a removed home studio and recordings 'vault' would leave behind? I assume he would have had something of that nature set up in the London pad.

As a curiosity, I wonder what sort of fixtures and fittings a removed home studio and recordings 'vault' would leave behind? I assume he would have had something of that nature set up in the London pad. The attic is described as "studio" in the current plan, but that doesn't necessarily mean that it was used for that purpose. I doubt he did much recording at home - more likely noodling. I think I recall that he didn't have his guitar with him in the first lockdown, so was playing one of the replicas he'd been sent to sign. I suspect the studio was installed at Windlesham, but have no evidence to back that up. If there was a studio installed in Kensington, there'd be a disproportionate number of plug sockets, probably a three phase electric supply, and potentially some soundproofing left on the walls (my guess). The actual tapes will be (should surely be) in some professional facility - I think Iron Mountain provide that kind of service. Any reference to "tapes" by this point really should mean "hard drives" and even that should be backed up to some sort of cloud, whether corporate or private.

Yes that is where his studio is, there is evidence to back this up, the studio is name checked in album credits and the house has been mentioned in interviews with both Brian and Pete Melerdrone.

To be fair we cannot take anything with us when we die, I know if I had the sort of money to afford a house like this that I can retire to in my later days, the estate agents will be getting a visit. May the Gods of the EURO lottery shine down.

He had two houses in Kensington, next to each other, that I knew of.
It looks like he sold one of them in Summer '22.
The other one doesn't seem to have been sold yet.
